The Challenge

Part of Grantham Retail Park consisted of a terrace of three retail units, one occupied by DFS and the remaining two being vacant.  The Units were in a tired condition and in need of refurbishment.  However in addition to refurbishing the retail units, the challenge was to convert the premises from three retail units to two, construct a 10,000 sq ft extension, 7,000 sq ft external garden centre, service road, upgrade mains services and provide a fire main and sprinkler installation.  In addition to this, the works had to be carried out while keeping the existing Tenant, DFS, trading prior to them relocating to one of the newly formed and refurbished retail units.  Upon completion, The Range, would occupy the remaining newly extended and refurbished retail unit.  The retail units are also located very close to two main railway lines therefore close liaison with Network Rail was required prior to construction of the extension.

The Solution

CS2 advised the Client from inception to completion to ensure the redevelopment of the retail park was completed on time and on budget and to meet the programme of both Retailers.  CS2’s in-house design, project management and cost consultancy team were appointed to develop the scheme from initial feasibility stage through to planning submission, design and specification, competitive tendering and post contract stages of the project.  The successful outcome of the project demanded early consultation with utility providers, Network Rail and both Retailers while establishing close working relationships both prior and during construction.  An example of this was forming a temporary trading store for DFS, to enable early completion of their new retail unit and allowing the retailer to remain trading both during the Landlord CAT A and Tenant fit out works.
