Struggling to maintain occupancy due to negligence of the industrial estate over the past 30 years, MNOPF Trustees Limited required improved performance and aesthetics of the units to boost tenancy leases at Wooburn Green Industrial Park.
CS2 inspected the industrial units and provided MNOPF Trustees with a cohesive report on any defects present and the general condition. CS2 advised upon the works required to upgrade the condition, which included providing information on potential budget cost and programme. CS2 moved to prepare detailed specification and tender documentation which was used to obtain competitive costs, and to secure planning and building regulations consent.
CS2 undertook successful project management of the works, which included the replacement of; the Asbestos roof coverings with composite sheets whilst the tenant was in occupation, elevation cladding, and single-glazed windows with double glazed units. A larger unit was created from 3 single units which required party walls and internal offices to be demolished.
The refurbishment resulted in 100% tenant occupation of the estate on longer FRI leases (prior to the works the estate was only 50% occupied)
