The Challenge
Warner Music wanted to further understand their obligations regarding a lease for a property they were looking to acquire; highlighting any potential future liabilities and how these could be mitigated.
The Solution
CS2 was instructed to undertake a pre-acquisition survey to determine the condition of the external building envelope, as well as the internal structure and associated fabric, in respect of Warner Music acquiring Parlophone records and the future repairing liabilities for the building detailed in the lease. As part of our instruction, CS2 were asked to consider essential repair works as well as provide an understanding of liabilities at the expiry of the current lease. We also considered the suitability of the building for future refurbishment. Through identification of client obligations for the building, we were able to facilitate forward planning and maintenance issues and mitigate liabilities in taking on the liability of the current lease.
