The Challenge

Looking to acquire a 30,948ft² Grade II city centre shopping arcade, and a 21,457ft² six storey office, CBRE Global Investors required a full understanding of both properties condition prior to purchase.

The properties the client was looking to acquire were:

  • A Grade II-listed arcade with 30,948ft2 across 38 units including tenants such as wine merchants Loki, The Whiskey Shop and the Birmingham Post and Mail.
  • Ten Colmore Row, covering 21,457ft2 of office accommodation over six floors, which has undergone a five-year refurbishment programme costing £2 million.  Tenants include, law firm Trowers & Hamlins, Skanska Construction and UBS Wealth Management.

The Solution

A thorough building inspection report of the city centre premises’ was undertaken by CS2, in contemplation of our client acquiring the freehold interest of the properties. As part of the inspection, CS2 deployed specialist building services, highlighted potential issues with mechanical and electrical installations, and carried out a phase 1 environmental survey. Working with our client’s legal team CS2 advised on the current leasehold obligations and completed our inspection to determine the condition of the building fabric and mechanical and electrical services.
